GreenZip® & OnPoint – Smarter Walls, Smarter Tax Strategy

GreenZip® is a high-performance demountable interior wall system that qualifies as 5-year personal property under IRS guidelines—unlocking substantial tax savings through accelerated depreciation and bonus depreciation.

If you're already building with non-load-bearing interior walls using metal or wood studs and sheetrock, you don’t need to modify your design or finishes to take advantage of GreenZip®. It installs just like standard wall systems and supports the same architectural and aesthetic specifications.

OnPoint Fast LLC works with developers, contractors, and owners to integrate GreenZip® into project budgets and deliver fully IRS-compliant cost segregation studies—maximizing early tax benefits while supporting sustainability and LEED objectives.

Tax Advantage

The Tax Advantage of GreenZip® Interior Walls

GreenZip® qualifies as 5-year personal property under IRS guidelines, allowing dramatically faster depreciation and substantial tax savings for hotels, apartments, and commercial buildings.

Traditional drywall must be depreciated over:

  • 25.5 years – for commercial residential (apartments)
  • 39 years – for nonresidential commercial (hotels, offices)
IRS Qualification

Why GreenZip® Qualifies for 5-Year Depreciation

  • Demountable, movable, and reusable
  • Qualified under IRS Asset Class 57.0
  • Supported by Rev. Ruling 2008-12 and PLR 110197-13

This allows for:

  • 5-Year MACRS depreciation (200% declining balance)

Frequently Asked Questions – GreenZip® Wall System

What is GreenZip®?
GreenZip® is a movable drywall partition system that uses standard materials combined with patented tape and screw technology, allowing interior walls to be removed and reused—enabling accelerated tax depreciation, waste reduction, and design flexibility.
How does installation and removal work?
Walls are built using metal or wood studs and drywall panels fastened with removable screws. Instead of standard taping and mudding, GreenZip® tape is applied to seams and screws. When removal is needed, the tape is pulled away (unzipped), exposing the screws so the panels can be removed and reused.
What are the environmental benefits?
GreenZip® reduces construction landfill waste by up to 26%, cuts CO₂ emissions from drywall manufacturing and demolition, and contributes to LEED points by promoting material reuse and sustainable building practices.
What are the tax benefits?
Because GreenZip® walls are removable, they qualify as 5-year personal property instead of 39-year real property under IRS rules. This generates $5–$15 per square foot in accelerated depreciation, boosting cash flow and ROI—especially for hotels, apartments, and office buildings.
Is it IRS-approved?
Yes. GreenZip® is the only drywall system explicitly reviewed by the IRS in a formal ruling (PLR 110197-13) and deemed to qualify as 5-year property. It meets the asset class 57.0 standard for removable partitions.
What types of buildings are eligible?
Any commercial or income-producing building qualifies, including hotels, apartments, offices, medical facilities, and assisted living developments built or renovated since 1986.
Will using GreenZip® slow down construction?
No. GreenZip® tape applies faster than conventional taping and requires no sanding. Using the Zip Stick applicator speeds up seam treatment and reduces labor time compared to traditional drywall finishing.
Can it be used on wood frames?
Yes. GreenZip® works with both metal and wood stud framing using removable screws.
Does it affect soundproofing or fire rating?
No. The tape has no adverse impact on sound transmission or fire rating. STC ratings remain consistent, and the system is UL classified for fire safety compliance.
Do I need to remove the partitions to qualify?
No. The IRS only requires that walls be capable of removal. Even if you never move them, their removable design allows for accelerated tax treatment.
Does it increase the resale value?
Yes. Properties with GreenZip® often have higher resale value due to their transferable depreciation structure and sustainability profile.
Who developed GreenZip®?
GreenZip® was created by architect W. Frank Little, AIA, NCARB, ASID—an industry expert with dual degrees in architecture and tax law. His goal was to solve real-world construction and tax challenges with sustainable innovation.
